Check In/Check Out

Check-in Begins: 10 PM Pacific
Check-out By: 12 PM Pacific

During normal business hours, check-in begins at 10 AM (Mon-Sat). The deadline for checking out is 12 PM. ALL keys must be returned to the main office. If checking out outside of normal business hours, please place keys into the VIP drop box located directly outside the main office. 

 

If you would like to check in outside of normal business hours, please contact the main office to arrange a time (no earlier than 6 AM and no later than 8 PM. Weekdays only). 

Deposit Information

A $300 deposit is required for apartments and a $500 deposit for homes. Deposits are applied towards the first month’s rent.

 

For pet units, a $300 dollar deposit will be collected at check-in for the first pet, and an additional $100 will be collected for each additional pet (Up t0 3 pets total. Pets must weigh 15lbs or less each). Please see the Pet Addendum Form, located on the Tenant Hub page, for additional information.

Minimum Stay

There is a 31-day minimum stay for Temporary VIP Housing tenants.

Property Taxes and Fees

There are no property taxes and associated fees for tenants staying 31 days or more.

Pet Policy

(1) Up to three (3) pets maximum (dogs only). (2) Small to medium breeds allowed (Breed restrictions may apply. Contact office for complete details) (3) $300 pet deposit ($100 for second pet). Tenants who have been approved to rent a pet-friendly unit will need to complete the Pet Addendum Form and pay the pet deposit fee.

Cancellation Policy

We understand that your plans may change. Temporary VIP Housing has a 72-hour cancellation policy. Cancellations made after the stated time period result in a full forfeiture of any deposits and incur a prorated fee for the time the property would have been rented. Should you need to change or cancel your reservation, please contact the main office by calling 1.760.371.1364. 

City Ordinances & State Law

The tenant shall not violate any city ordinances or state law in or about said premises.

Sub-letting 

The tenant shall not sub-let the demised premises, or any part thereof, or assign this agreement without the lessor's written consent.

Condition, Improvements, & Alterations

The tenant shall keep and maintain the premises in a clean and sanitary condition at all times, and upon the termination of the tenancy shall surrender the premises to the lessor in as good condition as when received, ordinary wear and damage by the elements expected.


All alterations, additions, or improvements made in and to said premises shall, unless otherwise provided by written agreement between the parties, be the property of Lessor and shall remain upon and be surrendered with the premises.

Except as to any condition which makes the premises untenantable, lessee hereby waives all right to make repairs at the expense of lessor as provided in Section 1942 of the Civil Code of the State of California, and all rights provided in Section 1941 of said Civil Code.

 

Early and Late Departure Policy

Should you check out prior to your scheduled departure date, your contract will be prorated to reflect the change in schedule and any remaining contract fees will be processed accordingly.

 

If you check out after your scheduled departure date, you will be charged the full length of your stay, and the rental contract will be prorated to reflect the extra date(s). An additional $100 will be charged as a late check out fee.

Smoking Policy

While our properties do not allow indoor smoking, tenants may smoke in most outdoor areas.

Occupants & In-Unit Gatherings

Only current tenants are allowed in Temporary VIP Housing properties. Parties and gatherings are not permitted.

Connecting Units or Specific Unit Requests

While we do not have connecting units, we can sometimes arrange for tenants to occupy adjacent units.

Rollaway Beds

There is a $25 nightly charge for rollaway bed requests. Rollaway beds are not available for all properties.

Rent & Late Fees

Any failure by lessee to pay rent or other charges promptly when due, or to comply with any other term or condition hereof, shall at the option of lessor, and after lawful notice given, forthwith terminate this tenancy.

A $50-$100 dollar late fee will apply for all rents paid three (3) days past due with written approval, or five (5) days without.

Additional Fees

The tenant will be charged for additional utilities and/or services billed that are not included as part of agreement.

Notice of Intent to Enter

The Lessor reserves the right to enter said apartment, at the Lessor's discretion, if is deemed necessary or advisable from time to time, to promote the safety, care, and cleanliness of Lessor's said premises for the preservation of good order.

Move-Out Notice

This agreement and the tenancy hereby granted may be terminated at any time be either party hereto by giving to the other party not less than Thirty (30) days prior notice in writing.

Recovery of Legal Fees

The Prevailing party in an action brought for the recovery of rent or other monies due or to become due under this lease or by reason of a  breach of any covenant herein contained or for the recovery of the possession of said premises, or to compel the performance of anything agreed to be done herein, or to recover for damages to said property, or to enjoin any act contrary to the provisions hereof, shall be awarded all the costs in connection therewith, including, but not by way of limitation, reasonable attorney's fees.

 

Nothing contained in the agreement shall be construed as waiving any of the lessor’s rights under the State of California.
 

California Public Databas Notice

The California Department of Justice, sheriff’s departments, police departments serving jurisdictions of 200,000 or more and many other local law enforcement authorities maintain for public access a data base of the locations of persons required to register pursuant to paragraph (1) of subdivision (a) of Section 290.4 of the Penal Code. The database is updated on a quarterly basis and is a source of information about the presence of these individuals in any neighborhood. The Department of Justice also maintains a Sex Offender Identification Lice through which inquiries about individuals may be made. This is a "900" telephone service. Callers must have specific information about individuals they are checking. Information regarding neighborhoods is not available through the "900" telephone service.
